The May 26th BOARD OF DIRECTORS (henceforth referred to as “the Board”) meeting of the 2010 session of the MUSEUM PARK LOFTS CONDOMINIUM ASSOCIATION 125 EAST 13TH STREET (henceforth referred to as “the Lofts Association”) began at 7:35 P.M. The Board PRESIDENT of the Lofts Association (henceforth referred to as “President”), Russ Petro, asked BOARD OF DIRECTOR MEMBERS (henceforth referred to as “Directors”) to take their seats, and the meeting was called to order.

MINUTES

President Petro asked that all resident questions for the Board be saved till after all business has been conducted.

President Petro moved that the minutes for the March 17th, 2010 meeting be approved. Director Dean Valentine seconded. The motion was approved without dissent.

President Petro, requested that an item set for discussion later in the agenda be moved up for consideration. No one objected. He asked that the Board consider the Municipal Garbage Rebate program. The City of Chicago has to charge all towers and buildings to pick up garbage; however, property owners already pay for trash removal through property taxes. To resolve this dilemma, the City of Chicago allows condo buildings to file a very lengthy form to reclaim the money that they have paid for trash removal. But these papers have to be filed within a limited time.

President Petro proposed a motion to move forward on applying for the municipal Garbage Rebate. Director Lisa Cardonna seconded. The motion passed without dissent.

Vice President Lynda Massa, a representative of the Landscaping Committee, gave a report on the progress of the Landscaping project. She reminded 125 EAST 13TH STREET CONDOMINIUM OWNERS AND INVESTORS (henceforth referred to as “Unit Owners”) that a booklet provided by Daniel Weinbach & Partners—the contractor hired for the project—highlighting the firm’s previous designs around the city of Chicago, could be obtained at the management office.

Alderman Robert Fioretti of the Second Ward, has approved the schematics of the fence. And after several filings, the matter is now before the City Council. If they approve the measure, it will then go back before Alderman Fioretti for final approval before construction can be started.

RULES AND REGULATIONS

President Petro noted that the the Boards review of the documents is still on-going, and that they hope to have it completed by the end of the month. All Directors are considering all the elements including fines, and what changes are needed.

BULK RATE CABLE

President Petro asked that all Unit Owners and residents review the Spreadsheet the Board had prepared on having a building-wide cable system package. The form lists the providers 125 East 13th Street has to choose from, as well as what the cost per unit would be. If the Bulk Rate Cable is approved, it would be part of the assessment fee.

FINANCE REPORT

President Petro ceded the floor to Director Kaveh Bakhtiari, Board Treasurer, for the Financial Report.

LEASE MORATORIUM

President Petro asked that the moratorium on leases that is effective until July 2010 be extended for a year.

President Petro moved that the moratorium on new leases be continued until July 2011. Director Massa seconded the motion. The motion was approved without dissent.

MANAGEMENT REPORT

President Petro ceded the floor to Chuck Patterson for the Lofts Association management report.

Freddie’s Maintenance – The Association made the decision to terminate the agreement with Freddie’s Maintenance effective May 31st, 2010.

Bulk Cable – Management contacted Comcast, RCN, AT & T, MDU and Access Media 3, and asked them to submit bids to be 125 East 13th Street’s cable or satellite provider.

Lobby – The floors of the elevator and lobby were cleaned last month.

4/15/10 Flood – A plumber, who was doing work on a drain, cut a water supply line and flooded nine units. The contractor was licensed and insured, so the repairs should be covered.

Garage – The Garage was power washed April 20th and 21st. The Garage door was damaged when a resident was driving out of the building, and forgot that he put his bicycles on top of his vehicle. The ex-resident’s insurance paid for the full cost of repairs; and, as a result, the building has two new panels for the garage door.

Appearence – The Windows were washed May 20th and 21st. The sidewalks erwe power washed on April 22nd.

Garbage – A new recycling program has been instituted for Unit Owners and residents. Recyclables will be picked up on Tuesdays and Fridays. Please try and spread out your recyclable garbage.

Director Valentine moved to adjourn the Meeting. Director Massa seconded. The Meeting was adjourned at 8:31 PM.
